MREIT Expands Manila Office Portfolio with P16.22-Billion Property Swap Including One Campus Place Complex

Megaworld Corp.'s real estate investment trust subsidiary, MREIT, Inc., is strengthening its commercial real estate presence in the Philippine capital through a significant asset acquisition valued at P16.22 billion. Under the terms of a share-for-property exchange arrangement, the company will take control of nine premium office buildings strategically positioned across McKinley Hill in Taguig City.

The deal encompasses a diverse portfolio of Grade A properties, featuring Science Hub Towers (buildings 1, 3, and 4), the integrated 8 Campus Place complex (structures A, B, and C), the One Campus Place twin towers (A and B segments), and the South East Asian Campus (SEAC). These acquisitions will introduce 165,477 square meters of income-generating leasable space to MREIT’s existing holdings.

Following this transaction, MREIT’s total office portfolio will reach 646,891 square meters of gross leasable area, positioning the trust as a major player in the metro’s Grade A office sector. All acquired properties maintain PEZA (Philippine Economic Zone Authority) registration status, offering tenants and the trust additional regulatory advantages and tax incentives typically available within special economic zones.

“This expansion demonstrates MREIT’s strategic commitment to growing its asset base with premium-quality, revenue-producing properties situated in prime business districts,” stated Jose Arnulfo C. Batac, President and Chief Executive Officer of MREIT, during the announcement to the stock exchange. The property-for-share structure allows MREIT to execute this substantial growth without significant cash outlay, while enhancing its dividend-generating capacity for unitholders through increased rental income streams from these prime office locations.
