Beichen Chenyang City acquires Beichen Commercial University block residential land at a bottom price of 358 million yuan, with a floor price of 2,360 yuan/㎡
SuiSi News: On March 6, Tianjin’s land market saw the second residential land auction of 2026. The land parcel Jinbei Chen Guang (挂) 2026-01, located in the Beichen District’s Business University area, was officially sold at the Tianjin Public Resources Trading Center. Ultimately, Tianjin Beichen Chenyang Urban Renewal Industry Operation Co., Ltd. won the land with a total price of 358 million yuan, with a floor price of 2,360 yuan/m², excluding urban renewal costs.
This land parcel is situated at the southeast corner of Guangrong Road and Chenkang Road in Beichen District, bounded east by the planned elementary school, south by Long’an Road, west by Chenkang Road, and north by Guangrong Road. The land area is 75,859.2 m², with a plot ratio of 2.0, and a planned construction area of 151,718 m². The designated uses are urban residential and commercial services, with a community commercial building area of 3,200 m² to be included. As a related land parcel for urban renewal in the Tianmu area of Beichen District, and following the Eco City land parcel, it is the second auction in Tianjin’s land market in 2026, attracting significant attention.
The Beichen Business University area is close to the city center, directly facing Tianjin University of Commerce to the south, offering broad views and good lighting conditions, providing natural advantages for creating quality residential communities. To the east of the land is GeDiao GuanLi, which is expected to be developed by GeDiao, most likely as Phase II of GuanLi. The east side of the land itself is adjacent to the planned elementary school, and the neighboring GeDiao GuanLi project plans to include a kindergarten. Coupled with the cultural atmosphere of Tianjin University of Commerce, a “school-residence integrated” living model is expected to form in the future.
