Lunar Year First Auction, State-Owned Assets Backed! Shunyi Renhe Residential Land Closes at 348 Million Yuan
Beijing Shen Shen Xu Di On March 17, the 05-02-21-1 land parcel in Shunyi New Town Block 5 was successfully transferred.
This is the first residential land auction in Beijing after the Spring Festival in 2026.
It was acquired by Beijing Renhe Risheng Real Estate Co., Ltd. at the base price of 348 million yuan, equivalent to a floor price of 15,400 yuan per square meter.
Risheng Real Estate was established on December 18, 2019, with a registered capital of 50 million yuan. The legal representative and manager is Yang Bo, and the executive director is Zhang Lei.
The company is 100% owned by Beijing Shunyi Chengguan Clothing Factory and is a grassroots state-owned enterprise under Renhe Town (District Office) in Shunyi District.
In terms of actual management and asset scale, it belongs to a township-level platform company, close to a state-controlled enterprise reformed from a collective ownership enterprise below the district level or a grassroots government platform company.
These types of enterprises typically undertake functions such as land development, resettlement housing construction (e.g., targeted resettlement housing projects in Taiping Village), and asset operation (e.g., revitalizing idle factory buildings), serving local urbanization and economic development.
The land parcel 05-02-21-1 covers approximately 1.57 hectares, with a planned above-ground construction area of 22,600 square meters, a floor area ratio of 1.44, and a height limit of 60 meters.
The project is relatively small, with a rugged terrain and some difficulty in building layout.
Fortunately, the community’s floor area ratio is not high, and the building height is limited to 60 meters.
A 20-story high-rise community with about 240 units, averaging over 90㎡ per unit.
Facing directly south and north, plus the “negative public area” layout typical of Shunyi, making it suitable for first-time homebuyers and elderly housing.
Located in Renhe Town, Shunyi District, outside the Sixth Ring Road.
Surrounding amenities include Shangpin City Outlets Shunyi Store, Beijing Children’s Hospital Shunyi Women and Children’s Hospital, Renhe Park, and Shunyi Park.
The downside is the distance from the subway; the nearest stations are Shunyi Station and Fengbo Station on Line 15, both about 3 kilometers away.
There are many second-hand housing communities nearby, including Renhe Garden, Portland Garden, Zhengshang Yaju Jiayuan, Shatu IKEA Home, and Shengpin Jingyuan, with listed prices ranging from 21,000 to 44,000 yuan per square meter.
Two kilometers south is the new development Xingyue Shiguang, jointly developed by Urban Construction Development and Nanshan Holdings, with a residential floor price of about 16,300 yuan per square meter and a pre-sale guide price of 44,000 yuan per square meter.
The plan includes 23 low-density townhouses of 7-11 floors, totaling 864 units. The project received its certificate at the end of September 2024, with main unit sizes of approximately 77/87/107㎡, including three- and four-bedroom layouts.
The biggest selling point is the high usable rate. As a project registered before the implementation of the “Good Housing” policy, it features open balconies, equipment platforms, double-height balconies, bay windows, and other space-expanding features, with some units achieving over 100% utilization.
Currently, 512 units have been signed online, with nearly 60% sold, and an average transaction price of about 34,000 yuan per square meter.
