On March 31, the Beijing Chaoyang District Housing Management Bureau released an announcement for 2026’s second batch of docking and rental housing opportunities for graduating college students. The housing types offered in this docking include an entire unit, a private room for shared rental, and dormitory bed spaces, for a total of 300 units (rooms). The registration and unit selection time is from April 1, 2026 to April 30, 2026, from 9:00 AM to 12:00 PM; and from 1:30 PM to 4:00 PM (weekends can be accommodated, excluding the Qingming holiday period).

A total of 300 units of housing

According to the introduction, all the student docking rental housing units in this round are held and operated by Beijing Chaoyang District Affordable Housing Development Co., Ltd. (hereinafter referred to as “Chaoyang AFD”). This docking project pilots a multi-tier housing supply system of “one bed, one room, one unit.”

More specifically, the Maqianying project is located in the Xiangjiang Beian Community, northeast of the intersection of Xiangjiang North Road and Chuangyuan Road in the Cuigezhuang area, Chaoyang District. This docking provides 245 units (rooms). Among them, there are 231 units of entire-unit rentals (148 studios, 76 one-bedroom units, 2 two-bedroom units, and 5 three-bedroom units); 6 shared-rental private rooms; and 8 dormitory-style units configured with 40 bed spaces (all are three-bedroom unit layouts).

The 七彩家园 project is located at No. 43 Donggaolu, Chaoyang District. All the docking units are 18-square-meter studio layouts, totaling 55 units.

Enjoy rental fee discounts

For the rental housing units for this college-student docking, based on the individual status at the time of registration, applicants may receive the corresponding preferential policies.

Domestic and international graduates who obtained full-time undergraduate or higher education after January 1, 2026 can enjoy the “no deposit and up to 3 months of rent-free” benefit; unemployed persons may live for free for 1 month; and those employed in Chaoyang District may live for free for 3 months. The same graduate cannot enjoy the benefits repeatedly.

The specific details of the preferential units are as follows: in the Maqianying project, 6 shared-rental private rooms (with a building area of 36–45㎡, where the area is shared-rental room area plus common-area allocated share) have a standard rent of about 2711–3368 yuan per room per month. The lease type is shared rental. There are 30 studios (with a building area of 55㎡) with a standard rent of about 4154 yuan per unit per month. The lease type is an entire-unit rental; this type of unit can be rented by both singles and families.

In 七彩家园, there are 55 studios (with a building area of 18㎡) with a standard rent of about 1200 yuan per unit per month. The lease type is an entire-unit rental. This type of unit is limited to single tenants only, and the number of occupants is limited to 1 person.

Pre-毕业 graduates within 35 years of age with full-time undergraduate or higher education can enjoy rental reduction benefits. Depending on the project and unit situation, they can enjoy a rent-free occupancy period of 10 to 120 days. The units eligible for this type of benefit are as follows: in the Maqianying project, 118 studios (with a building area of 40–64㎡) with a standard rent of about 3013–4824 yuan per unit per month. The lease type is an entire-unit rental. This type of unit can be rented by both singles and families. After living for one year, depending on the unit layout, they can be rent-free for 10–85 days in the first year; after the discount, the standard total rent for the entire unit is about 2930–3770 yuan per unit per month.

There are 76 one-bedroom units (with a building area of 69–80㎡) with a standard rent of about 5184–6029 yuan per unit per month. The lease type is an entire-unit rental. This type of unit can be rented by both singles and families. After living for one year, depending on the unit layout, they can be rent-free for 75–100 days in the first year; after the discount, the total rent for the entire unit is about 4117–4788 yuan per unit per month.

There are 2 two-bedroom units (with a building area of 119㎡) with a standard rent of about 8912 yuan per unit per month. The lease type is an entire-unit rental. This type of unit is used for a single family to lease. After living for one year, depending on the unit layout, they can be rent-free for 120 days in the first year; after the discount, the rent is about 5977 yuan per unit per month.

There are 5 three-bedroom units (with a building area of 119–124㎡) with a standard rent of about 8891–9332 yuan per unit per month. The lease type is an entire-unit rental. This type of unit is used for a single family to lease. After living for one year, they can be rent-free for 120 days; after the discount, the total rent for the entire unit is about 5963–6259 yuan per unit per month.

There are 40 dormitory bed spaces. The units are three-bedroom units (with a building area of 119–124㎡). The standard rent is about 1778–3111 yuan per bed per month. The lease type is collective leasing. Same-sex singles who meet the application conditions must apply together to lease a housing unit. The minimum number of occupants to start the lease is 3 people, and the maximum is no more than 5 people; within each unit, men and women cannot share housing together. After living for one year, they can be rent-free for 120 days; after the discount, the rent for each bed is about 1193–2086 yuan per bed per month.

Lease term no more than 60 months

Applicants must simultaneously meet the following conditions: they must obtain full-time undergraduate or higher education, or be a full-time undergraduate student graduating in 2026 (domestic and international graduates who obtained full-time undergraduate or higher education after January 1, 2026); as of the date of the announcement, they must be a young person who is no older than 35 years old; the applicant and family members (family members include a spouse and minor children) have no housing in the administrative area of Chaoyang; the applicant needs to be employed in Chaoyang District and pay social insurance (excluding unemployed full-time undergraduate or higher education graduates in 2026).

It should be noted that for 2026 graduating students, Chaoyang AFD signs the “Residential Lease Agreement for Rental Housing” with the applicants. After the agreement term ends, applicants who have already been employed in Chaoyang District can enjoy the project’s preferential policies at the time, and sign a long-term lease contract with Chaoyang AFD (limited to the units that are signed, and the cumulative signed duration does not exceed 60 months); for those not employed in Chaoyang District who still wish to move in, they can sign a one-year transitional lease contract with Chaoyang AFD.

For pre-毕业 students under the age of 35, Chaoyang AFD signs the “Housing Lease Contract” with the applicant. The duration of a single-unit signing by the tenant must not exceed 24 months, and the cumulative signed duration must not exceed 60 months.

The announcement shows that during the occupancy period, utility expenses such as water, electricity, and gas must be borne by the tenant. Families are limited to selecting entire-unit layouts (studio, one-bedroom, two-bedroom, three-bedroom); singles are limited to selecting bed spaces, shared rental, studios, or one-bedroom units. Each person in this batch has only one opportunity to select units; after giving up, they cannot participate again.

For those renting dormitory bed spaces, two-bedroom units are limited to 2–3 people, and three-bedroom units are limited to 3–5 people; if the number of people does not meet the requirements, the unit selection is invalid. Dormitory bed space lease termination: after some tenants terminate the lease and move out, the remaining tenants must jointly bear the rent for the entire unit; if the number falls below the minimum occupancy requirement, they must withdraw, or the property right unit will arrange a room change.
