3.6-meter ceiling height + 6.1-meter lifting platform, Minhang's first full-lifting project, Jinggong Century Villa floor plan revealed
Shanghai Jinqin Deep Li Yu Changjiang Jinggong Minhang Zhuqiao project Jinqin 100-year villa floor plan leaked out; the project is expected to launch about 132–164㎡ villas and about 174–218㎡ duplex units.
The project is located in the core area of the Zhuqiao submarket. To the east is Ping’an Road, to the south is the Minhang No. 2 Experimental Primary School Xin’du Campus, to the west is Xin’du Ziyun Huating, and to the north is the Hengsha River.
The entire project will have 6 buildings, arranged in three parallel rows. It follows a pattern of higher in the north and lower in the south, totaling about 80+ households. The northern side consists of two 6- to 8-story villas, while the southern side has four 4-story duplex units with a small number of 3-story townhouses.
The residential floor height reaches 3.6 meters, exceeding the 3.3 to 3.5 meter standard commonly used in most luxury homes. At the same time, a 6.1-meter full-area raised-slab design is introduced. The plot’s external road elevation is 6.6 meters, and the community’s internal slab elevation is 12.7 meters, creating a 6.1-meter vertical height difference.
Functional facilities such as the parking garage, supporting rooms, K station, P station, and refuse stations are all concealed beneath the raised slabs. The ground level is fully released for natural and social spaces, realizing full separation of people and vehicles.
The villa portion adopts a combined layout of 150㎡ and 170㎡. The 150㎡ unit is equipped with a double-door independent elevator entry, while the 170㎡ unit is designed with an exclusive elevator and exclusive unit.
The lower duplex segment is about 160–180㎡, with a basement and a south-facing garden. The upper duplex is about 150–160㎡, with a terrace. The 3-story townhouses have only 6 units, with an area of about 220–240㎡, positioned on one side of the duplex villas.
Based on the closing price of 69,900 yuan per㎡ for the nearby Zhuqiao Ziwiew Garden and the opening price of 64,000 yuan/㎡ for Huafa Four Seasons Peninsula, the project’s expected price range upon entering the market is between 65,000 and 70k yuan/㎡.
The total price of a 50㎡ villa is about 9.5 million yuan; the 170㎡ is about 11 million yuan. The large-area townhouses can reach the 15 million yuan level.
Between 2023 and 2025, the supply of upgrade-oriented products of 140㎡ and above in the Zhuqiao submarket has continued to shrink. From 2025 to now, only 20 units of products sized 140–200㎡ have entered the market, and large-size units have remained in a long-term zero-supply state.
With the launch of about 80+ households in the Jinggong “100-Year Villa” low-density community, it fills the supply gap in the regional upgrade market.
In the 2025 Shanghai land auctions (seventh batch), Changjiang Jinggong secured the plot with a total price of about 530 million yuan and a 8.14% premium rate, achieving a成交楼板价 (transaction floor area price) of 35,643 yuan per㎡. This price is lower than the same-year same-submarket floor area price of 38,775 yuan per㎡ for Poly Development, leaving relatively ample room in terms of cost.
The project is about a 900-meter walk to Zhuqiao Station on Line 5. It takes 3 stops to reach XinZhuang, and 7 stops to reach Xujiahui. In the one-kilometer living circle, it covers Xin’du Tiantianxing Lifestyle Plaza and Zhuqiao Wanda Plaza, and surrounding amenities are already fully mature.
The project company is Shanghai Bainianzhai Min Zhuo Technology Co., Ltd. It is 100% held by Zhejiang Jinqin Steel Structure Group Co., Ltd., and the actual controller points to Fang Chaoyang, Chairman of Changjiang Jinggong.
This company itself is a technical promotion and services-type enterprise. It was established in mid-October last year, i.e., one month after acquiring the land. Only in early December last year did it obtain the qualification certificate for real estate development enterprises.
Changjiang Jinggong Steel Structure Group has ranked first in the national steel structure industry for six consecutive years. Representative projects include the National Stadium, Daxing International Airport, the King’s Tower of Saudi Arabia, etc. This time marks the first time the company has entered the Shanghai residential market as a developer.
