Weekly Top Sales: China Overseas China Haijing 9 Shumanyu Manhe Achieves RMB 1.02B in Sales

From March 23 to March 29, 1,178 units of Beijing’s commodity residential properties were transacted, with a total transaction value of RMB 8.89B. Among them, China Overseas · Jiushu Manhe in Tongzhou’s Jiukeshu opened 5 days ago, and with 207 units, 19.8k sq m, and RMB 19.8k in sales, it became last week’s “triple crown” winner in Beijing in terms of number of units, transaction amount, and floor area.

This is China Overseas’ first standalone operation-and-management project in Tongzhou, and also its first “He” series product in Beijing. The plan covers 7 residential buildings with 578 households. They are 10–11-story low-rise “garden homes” and 11–18-story mid-rise buildings, with main unit types of 75 sq m / 89 sq m / 102 sq m (three-bedroom) and 121 sq m (four-bedroom). The layouts are designed to be transparent from north to south, focusing on first-time homebuyers and “just-improved” buyers.

Fengtai Huaxiang Land Parcel to Build 11 Buildings of 6–18F Garden-Home + Mid-Rise Products

On March 30, the Fengtai District planning and natural resources sub-bureau publicized the project planning and design方案 for the B area of the Huaxiang Central Group Chengzhongcun (urban village) redevelopment project, parcel BFT00-2405-0001. According to the public notice, the project is planned to include commodity residential properties and residential public service facilities, with a total planned gross floor area of approximately 88,341.43 sq m. It will feature 11 buildings of 6–18F garden homes plus mid-rise buildings, with higher in the north and lower in the south, arranged in a row-like configuration. It is generally divided into three rows—north, central, and south—and all are oriented due south and due north. In the middle row, at the west side pedestrian entrance, there will be the supporting building No. 12. On the east side, a pedestrian entrance and a vehicle entrance are planned. It is understood that the project has obtained the land for three months, located in Yanquanying Subdistrict, Fengtai District, between the South 3rd Ring Road and South 4th Ring Road. The developer is a joint venture between Beijing Construction Engineering and Urban and Rural Development.

First “Fourth-Generation Good Housing” Project in Fangshan Announced—Hezhizhux·Baurui to Build Garden-Home Products

Recently, Beijing Chengjian and Hezhizhux Phase II released the project name—Hezhizhux · Baurui. The project plans to build 18 garden-home buildings plus 1 mid-rise building. Of these, in the northern area there will be 9 garden-home buildings with 419 households; in the southern area there will be 9 garden-home buildings plus 1 mid-rise building, totaling 408 households.

This is Fangshan’s first “fourth-generation good housing” project since the introduction of Beijing’s new “good housing” regulations. The project’s site master plan shows numerous “good housing” elements: south-facing through balconies, a depth of 1.8 meters, corner bay windows shaped in an L-type at edge units, and two equipment platforms on the north side.

Beijing Land Auction: Shou Kai Wins the 0703 Block Parcel in the Urban Sub-Center at the Reserve Price of RMB 1.02B

On April 2, according to a news release from Beijing’s planning and natural resources commission, Shou Kai won the 0703 block parcels FZX-0703-6031 and FZX-0703-6032 in Beijing’s Urban Sub-Center at a reserve price of RMB 1.77B. The plot’s floor price is approximately RMB 19.8k per sq m. The land has a total land area of about 4.26 hectares. The planned above-ground construction area is approximately 92.4k sq m, with a plot ratio of 2.3. The land is located in Songzhuang Town, Tongzhou District, outside the Sixth Ring Road. Nearby are educational and living supporting facilities such as Beijing No. 11 School Tongzhou Experimental School, the under-construction Anzhen Hospital (Tongzhou Campus), the affiliated Children’s Hospital of the Capital Institute of Pediatrics, Shou Kai Tongzhou Wanjuxhui, Hualian Shopping Center (Liuhe Xincun store), and Luzhang Central Park, among others.

Shanghai Land Auction: Poly Development Wins the Changning District Parcel with RMB 1.77B

On March 30, Shanghai held its second batch of land auctions. This auction involved one parcel located in the Zhongshan Park sector in Changning District, with a starting total price of approximately RMB 5.5631 billion. After 41 rounds of bidding, Poly Development ultimately won with RMB 19.8k, with a floor price of RMB 77,697 per sq m and a premium rate of 6.43%.

The parcel consists of two pure residential sub-parcels, E1-17 and E1-21, with a total grant area of approximately 29k sq m and a total construction area of about 76k sq m. The parcel is about 500 meters from Line 11’s Longde Road Station and about 900 meters from Line 2’s Zhongshan Park Station, with convenient transportation. Surrounding areas have commercial and educational resources such as Changning Raffles City (Changning Laifu), Longzhimeng Shopping Center, KING88, 889 Plaza, Zhongshan Park, Jiangsu Road’s Fifth Primary School, and others.

In March, Beijing Resale Homes Transacted 19,886 Units, Hitting a 15-Month High

According to statistics from the Beijing Municipal Commission of Housing and Urban-Rural Development’s online contract data, in March this year Beijing’s resale home online contract volume was 19,886 units, setting a new single-month high in the past 15 months. The nearly 20k units transacted in March also marked the highest monthly resale home transaction volume in Beijing since December 2024. Compared with February this year, the resale home transaction volume in March saw a month-over-month increase of about 145%, which is close to 2.5 times.
